45. Plymouth's $720K Median: From Downtown Renovations to Pinehills Luxury
On this episode of the Pink Door Podcast, we offer a deep-dive Plymouth MA real estate market analysis for October 2025, a period that saw robust activity across a diverse range of single-family properties, culminating in a total market volume of over $53.28 million.
The month's active listings highlight a critical inventory crisis at the lower end. The market survey showed zero active single-family listings below $400,000. Only two homes were listed in the $400,000-$449,999 range. With the overall lowest active price at $425,000, the market floor remains high, challenging first-time buyers seeking affordable Plymouth housing inventory.
Plymouth registered 69 single-family sales with a solid Median Sale Price of $720,000. Homes spent an average of 50 days on market (DOM) but received an accepted offer relatively quickly in 31 days (DTO). This suggests buyers are moving decisively when the right property is priced appropriately. The data indicates sellers are largely pricing accurately, as the average sale price was only 2% below the original asking price (SP:OP Ratio of 98%).
The month's sold listings showcase the breadth of the Plymouth MA housing market:
- Luxury New Construction & Golf Communities: The prestigious Pinehills and Waverly Oaks communities saw significant sales. Properties featuring coveted first-floor living, finished walk-out lower levels, and new construction dates (2021-2024) sold swiftly, ranging from $1.1 million to $1.2 million. The highest sale highlighted was a modern Farmhouse in Chiltonville's Beech Tree
- Downtown Plymouth Renovated Homes: A fully custom downtown Plymouth renovated home, built circa 1900 but architect-reimagined through 2024, sold for $715,000. This illustrates strong demand for updated properties with historic charm and walkable access to the waterfront.
- Bidding Wars at the Entry Level: A Cape near Priscilla Beach sold for $648,700, significantly over its $600,000 list price after receiving an accepted offer in just 1 day (DTO: 1). This highlights intense competition for homes near the coast and at the lower end of the market scale.
- Unique Offerings: A waterfront Colonial on Clarks Island (Saquish) with 4 acres of land sold for $1,225,000, underscoring the enduring appeal of Plymouth's unique coastal and island properties.
